Are Aspen Lifestyle Villages retirement villages?

Aspen Lifestyle Villages are generally referred to as manufactured housing estates (MHEs) or Park home estates and are residential communities whereby residents own their park home or dwelling, but lease the site (land) their home sits on from Aspen.

Can I move into the Village if I have children living with me?

Children under the age of 18 are only allowed to live in residences at Mandurah Gardens Estate for up to two weeks at any one time. Repeat and frequent visitors should be discussed with Management as this condition forms a part of your lease

Are pets allowed?

Mandurah Gardens allows small dogs, however these need to be approved by the manager.

If I am interested in buying a home, what would be the next step(s)?

If you have not already done so, please book an appointment to view the village and the facilities along with the new home. Our onsite manager can assist with this.

What are the weekly rents and rental assistance?

Weekly rents vary depending on the village’s location and facilities provided. Your sales agent will be able to explain rental amounts and inclusions.

So, what does the weekly rent cover?

The weekly rental payments cover the lease of the site along with council rates, water rates and access to the various facilities within the community.

How are Rent Reviews calculated and how often are they reviewed?

The method of how rent reviews are calculated varies for each village in line with relevant legislation. They are generally conducted annually with a market review undertaken periodically.

How is the Weekly Rent paid?

Rent is paid by direct deposit, to ensure you don’t need to worry about payment dates.

What legislation governs the lease?

MHE’s and permanent park living are generally governed at the state level with each state producing an information brochure or booklet to assist in understanding the legislation. Mandurah Gardens Estate is covered under the Long Stay Tenancy Act of 2008.

Can anyone use the facilities?

The facilities of the villages are for the use of members and their guests only.

Do I own the home?

Yes, and it is also a willable asset.

Can visitors stay with me?

Naturally, relatives and any other visitors you wish to invite are welcome to your home at any time. There are restrictions on the length of time visitors can stay with you, please check with Park Management for more details.

Are there any hidden fees?

All fees are detailed in the site lease agreement. Stamp duty is not applicable to the sale and there are no Body Corporate fees.

If I choose to sell my home, what fees and charges apply?

Your sales consultant can assist you with this.

I prefer to live a private lifestyle – is an Aspen Living Village for me?

Our residents can get as involved in the community as they like. Being that all our homes are stand-alone properties it is up to the individual to decide how involved in the community they want to be.
