Property Manager – Barlings Beach

Aspen Group is a successful and fast-growing ASX-listed property group. Our focus is to provide quality accommodation on competitive terms in the Living, Lifestyle and Holiday sectors, which are currently in high demand in Australia. We have a growing national portfolio of properties, including the iconic Aspen Holidays Barlings Beach, set along the stunning NSW South Coast.

Aspen Holidays Barlings Beach offers a mix of holiday accommodation, short-term stays, and a thriving community of 200 long-term casual residents (permitted to occupy up to 180 days per year) and 20 permanent residents under the land lease model. The property caters to families, couples, groups, and residents seeking quality coastal living and leisure experiences.

The Role

As Property Manager, you will take full responsibility for the day-to-day operations of the park, driving operational excellence, community engagement, and Aspen’s strategic vision. You will work closely with residents, guests, and the broader Aspen team to ensure the park remains a desirable, well-managed, and profitable destination.

Key Responsibilities

  • Oversee all aspects of daily park operations, including accommodation, resident management, and guest services.
  • Build and maintain strong relationships with long-term casual residents, permanent residents, and holiday guests.
  • Ensure compliance with relevant regulations relating to the land lease model and holiday park operations.
  • Identify and act on local events, tourism trends, and business development opportunities to drive occupancy and revenue.
  • Lead the recruitment, training, and development of your onsite team.
  • Maximise revenue through yield management (with support of Revenue Manager), and control operating costs in line with the property budget.
  • Oversee front office administration, reservation systems, and customer service functions.
  • Respond to after-hours calls and operational issues as required.
  • Ensure all facilities, amenities, and grounds are maintained to the highest standards.
  • Oversee monthly reporting, including financial performance, occupancy trends, and operational updates.
  • Manage customer feedback, conflict resolution, and community communications.
  • Be involved with planning and executing capital improvement projects which improve the facilities and customer satisfaction.

 

Skills & Attributes

The ideal candidate will have:

  • Proven experience in holiday park or land lease community (highly desirable).
  • Strong knowledge of the land lease model and/or management of long-term residents.
  • An energetic, “can-do” attitude with strong interpersonal and leadership skills.
  • Excellent customer service ethos and the ability to engage positively with both residents and short-term guests.
  • Strong organisational skills and proficiency in Microsoft Office Suite (Word, Excel, Outlook).
  • Excellent written and verbal communication skills, with a professional presentation style.
  • Experience with RMS9+ or Newbook booking systems (highly desirable).

  • Full-time position with a competitive base salary.
