Creating a sense of trust and security.

 

 

       Land Lease Benefits   Retirement Village       Agreement Type   You own your own home and lease the land through a site agreement.   You purchase the right to reside in a home located in a village. You do not own the home.     Sale of Home   Simple agency agreement. Seller retains the full sale price of the home, including any capital gains.   Complex sales process. Capital gains, if any, are susceptible to exit fees.     Exit Fees   No exit fees.   You will be required to pay a deferred management fee, contribute to the capital replacement fund and re-licensing fee.     Government Subsidies   May be eligible for Commonwealth Rent Assistance (CRA)   Not eligible.     Ongoing Fees   Fortnightly site fee   Monthly maintenance fee     Appreciating Assets   Your home is a bequeathable asset. Beneficiaries may choose to sell the property or, if applicable, reside in it.   If a resident passes away, the fees fall upon your legal personal representative/executor/beneficiary.
